August in Central Ohio has a split personality. We’re still getting hot, humid days that feel like peak summer, but the afternoon storms are picking up strength, and, whether we like it or not, fall prep season is right around the corner. It’s one of the best windows all year to get ahead of small problems before they turn into big, expensive ones.
Whether you’re in Westerville, Dublin, Powell, Hilliard, Gahanna, New Albany, Pickerington, Grove City, Canal Winchester, Granville, or anywhere else in the Columbus metro, here’s what we recommend homeowners put on their August to-do list.
1. Walk your roofline after the last big storm
Central Ohio’s August storms tend to come in fast: high wind, heavy rain, sometimes hail — and then clear out just as quickly. After the next one rolls through, take five minutes to walk around your house and look up. You’re checking for:
- Missing, curling, or cracked shingles
- Granules collecting in gutters or downspout splash areas
- Dented or dinged gutters, vents, or flashing
- Debris (branches, leaves) built up in valleys
You don’t need to get on a ladder for this. If anything looks off, or if you’re just not sure, that’s exactly what a professional inspection is for. Not an estimate for work you may not need, an actual look at the current condition of your roof.
2. Check your attic ventilation before the heat really tests it
August is when poor attic ventilation shows itself the most. If your attic feels like an oven, or you’ve noticed your upstairs rooms running warmer than the rest of the house, your ventilation system may not be moving air the way it should.
Ohio homes typically rely on a combination of intake vents (soffit vents, low on the roof) and exhaust vents (ridge vents, box vents, or power vents, up high) working together. If intake and exhaust aren’t balanced, hot, moist air gets trapped, which can shorten your shingles’ lifespan and, come winter, contribute to ice damming. Late summer is a good time to have this checked, before the swing into cooler weather.
3. Clean out your gutters. Yes, even if it doesn’t feel like “gutter season”
Most homeowners think of gutter cleaning as a fall chore, but Central Ohio’s summer storms and dropping tree debris (helicopter seeds, small branches, early leaf drop from stressed trees) can clog gutters well before autumn hits. Standing water in a clogged gutter is also a mosquito breeding ground you don’t need in your backyard during the last stretch of outdoor season.
Look for water spilling over the sides during rain, sagging sections, or gutters pulling away from the fascia. These are signs it’s time for a cleaning, or in some cases, a repair.
4. Give your siding a close look, especially the south and west sides
Siding on the south and west-facing walls of your home takes the brunt of Ohio’s summer sun, and UV exposure adds up. Look for:
- Warping, buckling, or bowing
- Fading that’s noticeably uneven compared to shaded sides
- Cracks or gaps at the seams
- Soft spots (a sign moisture may have gotten underneath)
Small siding issues are far cheaper to address now than after they’ve let moisture into your wall assembly over a full winter.
5. Trim back trees that hang over your roof
If you’ve got mature trees near the house, August is a great time to trim branches that overhang the roofline. Overhanging limbs drop debris into your gutters and valleys, create shade that keeps roof sections damp longer after rain, and turn into a real liability during high wind. It’s a lot easier to handle this before storm season ramps up further into fall.
6. Know your insurance situation before you need it
Nobody wants to think about insurance claims in the middle of summer, but if your roof does take damage from an August storm, Ohio has a homeowner protection worth knowing about: the state’s insurance matching law (Ohio Administrative Code 3901-1-54). In short, if part of your roof is damaged and the original materials are no longer available, your insurer may be required to address the mismatch, not just patch the damaged section and call it done. Understanding this now means you’re not scrambling to learn it while filing a claim.
7. Be selective about who you let on your roof
Storm season in Ohio unfortunately brings out-of-town storm chasing crews going door to door, sometimes within hours of a bad storm. They’re not always around long enough to stand behind their work. A local company with a physical presence in Central Ohio, actual references in your neighborhood, and a track record you can verify is a safer bet than whoever knocks on your door with a ladder in hand.
